The 12 Pro models have 6GB RAM (the non-Pro 12 has 4GB) and a processor that's modern enough to give many years of high performance service. And the triple camera setup is great. Obviously each year the new models add more features and performance, but that adds more cost.
It’s a LIDAR scanner not sure what you mean by specs. Both the 12 Pro-14 Pro have had it so far. If you want to learn more about how a LIDAR scanner works that’s where google comes in. Basically LIDAR on the iPhone helps with mapping out rooms, taking measurements and better autofocus in lowlight and improved portrait mode photos.
It should be a good upgrade from 12 Pro Max. The camera is a great improvement with increased zoom (almost double). 120Hz display will be good. Always on display is another addition. 15 Pro Max will have better battery life. Performance should be better with the new chip along with 8 GB RAM.

Specs are pretty similar, 14 Pro really has telephoto, AOD, Pro Motion and ProRAW, stainless construction. Other than that iPhone 15 is pretty much the 14 Pro, it's the best base phone Apple has put out in years. Anyway, as per OP's question, iPhone 15 is much more comparable to 14 Pro than 12 Pro.
