As part of the negotiation, the builder/seller agreed to purchase a new home extended warranty for me. Since the new home is covered by a builder's warranty during year-1, the aftermarket warranty covers years 2-4. With all the add-ons over the basic warranty, the New Home year 2-4 product was something around $550 for the remaining 3 year period.
1. American Home Shield (25.5% of ratings were F) 2. One Guard (7.4% of ratings were F) 3. Choice Home Warranty (21.8% of ratings were F) With the ratings, I am leaning towards One Guard. Since I will have a $1000 allowance, I'd like to give the best home warranty company a try. I will probably cancel after the first year. Thanks.
These kinds of things are common occurrences to homeowners. But when they happen shortly after purchase you feel as if you bought a lemon. Having the home warranty is a way to alleviate the fear of problems. A home warranty is simply an insurance plan, so they adopt a "Don't worry your covered" mindset. I personally am not a fan of home warranties.

I'd recommend a separate inspection of the septic system with a specialist should you go forward with it. It's not terribly expensive (less than $200 in my area) and worth it. Additionally, most home warranty companies will offer a separate rider for well/septic. Although the response of the warranty companies can be debatable...
That doesn't make sense. I thought every builder did the 10 year structural warranty. Stupid that they are tying it to the loan. They probably don't want to pay the money to purchase the warranty from Home of Texas..etc. If this is true, what a disgrace. They are going to get eaten alive in Telfair if they try to pull that crap.

Reputation: 11. Year 2018 August (update to my post above entitled " Taylor Morrison in Arizona - Still No 10 Year Structural "). So, as of May 2018 Taylor Morrison has told me that they instated the 1-2-10 (years) warranty into their Arizona community which previously only had a 1 year warranty.
I just moved from a GMC dealership to a Honda store. The Honda store stopped selling HondaCare altogether in favor of the Olympicare coverage because HondaCare didn't cover wear and tear...like if the window started rolling down slower than manufacturer's spec, they wouldn't replace the part until it completely failed which typically happened after the 36 month warranty.
